It is impossible for any of us to purchase a home in today's times without placing oneself in the position of slave to the lender. How is it possible that an average working American, with no assets, no rich uncles, and no magic potions...How is it possible for that guy to buy a house, without a loan. Well, frankly. It's not possible. So, I am indeed, OF COURSE, advocating a mortgage for the first time homeowner. In other words, I realize that I am advocating the idea of intentionally becoming the indentured servant to lender of your choice. But, what are the alternatives really, Mr. Franklin? What can a 21st Century American do, to get into real estate, without borrowing money? And with that all said, I absolutely agree with every word spoken by Benjamin. I do think you are, in fact, a slave to the lender when you buy your first home. I also think it's the easiest way for you to make it to your first, cool million. 3. ON FINANCIAL FREEDOM: So, I'm about to put a Twist on the whole subject. For me, anyway, the story begins with the signing of your first deed of trust, and with the singing of your first, big mortgage. From there, you are on a quest to freedom. From there, you are on a quest to independence. From there, you are on a quest to removing the lenders' bonds which shackle you. From there, you are on a road to pay off your loan....and pay it off, as quickly as possible. Do this, and I say, you will be eons ahead of everyone else. You will no longer be a Slave to the Lender... You will be your own Benjamin Franklin. You will be FREE. You simply must restructure your loan to pay it off faster, either in the beginning, or during a refinance process later on in your journey. Most people pay their mortgages off in 30 years. Some people walk down the dangerous road of messing around with Adjustable Rate Mortgages, and taking risks that probably shouldn't be taken, only to discover that they are later in a required position to refinance their loan, irrespective of rate, and subsequently add an extra 5 years on to the fully realized term of their loan. So for them, and many home owners, the lender bonds them to 35 years, 40 years, and beyond. Benjamin and I want you to pay your loan off much, much, much sooner than that. 4. ON THE BI-WEEKLY MORTGAGE: Bi-Weekly Mortgages, otherwise known as "Accelerated Payments"is nothing more than a 30 year, fixed rate loan, in which you add one additional payment a year. That's ONE. So, if you pay $1000 a month, for example, a Bi-Weekly mortgage is structured so that after 12 months, you will have paid $13,000. A Bi-Weekly Mortgage can be set-up so that a payment is due every 2 weeks instead of every month (hence, the coined term, Bi-Weekly Mortgage), which ultimately amounts to 1 extra payment at the end of the year...Hardly noticeable in the pocket-book, by the way. Another similar structure, is to just pay one extra payment, like in December. Another similar structure, is to calculate 13 payments a year, divide by 12, and then pay that amount. Choose one of the above. It doesn't matter which. They all are Bi-Weekly Mortgages. They are incredibly affordable. Pull out your trusty calculator and figure it out. Let's say your payment is normally $1000 a month for your mortgage. With the added 13th payment combined to the prior 12, your payment would only be $1083 a month! So, if you just add that $83, using the example above, on each payment, and you just leave your loan the way it is...A 30 year, fixed rate loan...Your principle, will be paid down much faster...Your loan will be paid off in 23 year. You will have shaved 7 years off your servitude. 5. ON THE 15 YEAR MORTGAGE: Now, there's more that can be done! There are other options as well. How about paying your loan off in 15 Years, instead of 23 years, or instead of 30 years? The 15 year Mortgage is highly under-rated, and unfortunately, under-used by wealth-building Benjamins, such as yourself. They are surprisingly affordable. If you can commit to the idea of paying a little more each month, then you will be committing to independence, freedom, and financial release from the lender: As an added plus, this program usually carries an interest rate that's about 1/2% lower than a 30 year fixed. Because you'll be paying this loan off faster, your savings on Interest are HUGE! Example: A $300,000 loan, on a 15 year fixed, at 5.5% APR, will save you $206,289! Is that a smile I see, Mr. Franklin? Your loan is paid off in 15 years...Heck, that's just around the corner. Now the 15 year loan is not for everybody, and I would say that if you can't afford a 15 year fixed right now, then consider this as a part of your wealth building strategy down the road. It is, however, an essential part of your strategy, and something to work towards. 6. CONCLUSIONS: You must get into a loan, in order to work towards getting out of it. This is a necessary evil, that must be reckoned with, if you are going to utilize the power of leverage to build passive wealth. And so once you're in this predicament, you must get out. You must speed up your payments, through either an "Accelerated Payments" program, or through a "15 year fixed" program. If you can move towards this, then you are inching even closer to reaching your goal. The bottom line is this: If you are going to be a millionaire, if you are going to be like Benjamin Franklin, then you must “disdain the chain”, and you also must become independent and free. You must work towards removing the bonds of servitude, and no longer living your life, as a “Slave to the Lender”, while at the same time, using the power of Home Ownership to reach your 21st century goals, and achieve that level of financial freedom that we all strive for. Are you currently searching for that special someone? Your soulmate? Mr or Miss Right? Would you like to know where to find them? Don’t worry! I’m not going to set you up with some of my friends (sorry Johnno), or give you contact details for the local pick-up joint, or internet dating service. But as someone who is sharing an incredibly loving and passionate relationship with my beautiful wife Helen, perhaps I can offer some help. (Let’s hope Helen reads that bit!!) So here are my thoughts below. If you understand these points and take the appropriate actions, I believe you stand a VERY good chance of having your own “love of your life!” MASSIVELY IMPORTANT POINT: Ladies, you cannot and will not find Mr Right. Instead, become Miss Right and you will attract Mr Right. Gentleman, you cannot and will not find Miss Right. Instead, become Mr Right and you will attract Miss Right. Let me explain. We don’t find anyone. We attract people who are a match for whoever we currently are. If you’re currently not attracting the kind of person you want in your life, perhaps it’s because you’re not the kind of person they’re attracted to? So if you want to attract your perfect match, become someone who is desirable. And then this person will come to you. Your ability to influence and change others is limited. If you attempt to find the person of your dreams and make them like you, then you’re in for a long and difficult journey. However if you work on improving yourself, then you stand a much better chance of success. So how do you become this person? How do you become Mr or Miss Right, in order to attract your soulmate? For starters, why not work on these three areas: (1) Learn to be happy. Realise that your happiness does not depend on having this relationship. There is a saying, "Happiness is enhanced by others but does not depend upon others." If you’re not already happy, then a relationship will not provide you with what you’re missing. If you're already happy, then a good relationship will build on that happiness. So if you seek happiness through a relationship, you will not find it. You need to get rid of the idea of finding happiness "out there", in your partner, or in the relationship that you share. Happiness is found within yourself, and nowhere else. So firstly, in order to become Mr or Miss Right, work on becoming happy. (2) Learn to love yourself. You can’t have a great relationship until you’re a person capable of giving and receiving love unconditionally. And the first part of achieving this is to learn to love yourself. A relationship is about giving, not receiving. How can you give love to someone if you have none within? How can you properly love someone else if you can't even love yourself? It’s impossible. Learn to love yourself. Accept yourself for the perfect divine creation that you are. (3) Learn to love life. Stop trying to find that person who will complete you; who will bring joy, love, excitement and passion to your life; who will help you “live happily ever after”. Instead, accept responsibility for creating the life of your dreams. Bring joy, love, excitement and passion to your own life. Live happily ever after anyway. Laugh, play and enjoy yourself. Learn, grow and live with passion in everything that you do. If you’re happy, and you love yourself, and you love life then you will have so much more to give to others. You’ll have become an exceptional person. Your life will be great. And you’ll attract not only many great friendships, but also perhaps that someone special you’re so desperately searching for right now. The answer to what you’re seeking is not within someone else, but rather it’s within you. It is your own attitudes and beliefs about yourself. It is a belief in love. It is a belief that you are worthy of love. It is a belief that you are a good, strong, confident and happy person. It is a belief that you have something great to share with someone else. Once you have this self belief, or self love, then you have become Mr or Miss Right. Then and only then will you attract a relationship that is truly magical. The hardest part is deciding to make it happen. After that it’s easy. Don’t become overwhelmed by the task ahead. Allow yourself to grow little by little, each and every day. This article is aimed at helping people who are often in a state of depression. I have had many of periods in my life where I have found it difficult to carry on and where in truth I have wished that my life would just end. Depression affects people in many different ways. From a personal note it affects my sleep patterns and makes the smallest things irritate me. I have even been sick in the morning after spending the night worrying about my present situation. Most of the time I am not so much depressed at what is happening now but am fearing what might happen in the future. This fear may be about financial matters, a social occasion, health or about my family. I had basically had enough of constantly being depressed, about being in fear of the future and needed to learn about how to control my depression. After seeking inspiration from a variety of sources, I had what I hoped was enough ammunition to keep my fears and phobias at bay. I will at times have an off day where I feel quite low and this is where I use my new found knowledge. How to control your depression I am a very quiet person and I like to keep myself to myself. Some would say that I border on being a loner, which I would quite agree with. Too many people have hurt me throughout my life and to tell you the truth I prefer being on my own. I am not a peoples person. I also like to keep my problems to myself. This was my biggest failure, what I needed to do was to talk through my problems and fears with somebody else, a member of my family for example. This was not easy for me to do and it took a great deal of courage to talk to anybody about the areas of my life which made me feel depressed. I did however go down this route and it did have a positive effect. To talk about my problems was like taking a weight off my shoulders. The person I confided in was my father. He listened and then came back with some superb advice and a couple of suggestions of what I could do. This is my second piece of advice. We need to spend less time worrying and more time seeking solutions to our problems. We need to ask ourselves why we are depressed and what can help us to remedy our issues. My father also stated that I should only do things and go to places that I wanted to. I have always found it hard to turn down invitations to for example a party and have found myself often somewhere that I do not in reality want to be. He also told me about one of his friends. His name was Mike and he had just been diagnosed with cancer. The doctors had told Mike that he only has a maximum of six months to live and he is only fifty-nine. He asked me to imagine how he must be feeling. I went home and thought about Mike, I was sure that he would love to swap shoes with me. It is not just about Mike, he has a wife and three children, what must they be going through. I started to appreciate my own health and that of my family a bit more. By opening up and talking about why I was depressed was the best thing I ever did and is something I will continue to do. My dad certainly helped me to think in a more positive way. This advice I am sure will not help every person who is depressed as depression is an illness. It has however helped me and I am hoping it will be of benefit to others.

When we mature beyond our forties our sense of humor is more about the life experiences we share, about culture, and community. And consequently it will take sophistication plus matured intelligence to understand the deeper meaning of humor at this stage.

At this stage many people might find your political jokes, world affairs jokes, or the joke on the decline in morality strikingly humorous. Where as a teen or individuals in their twenties would fail to comprehend your humor. Perhaps the most encouraging thing about laughter or humor is that it is contagious. Holistic Practitioners are holistic healing professionals with a gift in one or more areas of healing. From bodyworkers to homeopaths to hypnotherapists, the term holistic practitioner has become one that is often challenging to describe or understand. Hopefully this article will provide you with some clarity on what a holistic practitioner is and how to find one that meets your individual needs. Saying holistic practitioner is similar to saying doctor. While there are general practitioners that cross along many paths, most specialize in one or more holistic methods or areas. The main areas of specialization are body-centered therapists, energy-centered therapists, mind-centered therapists, soul and spirit-centered therapists, emotional release therapists, and coaches/counselors.

All of these therapists strive to bring a greater quality of life to their clients. That may occur through inner balance, self-empowerment, physical ease, or even emotional confidence. One thing to realize is that many holistic practitioners work in many areas. In fact, it is usually challenging to limit a practitioner to one area. For example, a hypnotherapist may also be a chakra therapist, a bodyworker could also be a spiritual counselor, etc. Also, since the mind-body-soul connection is just that, connected, wherever you begin, be it in energy work, bodywork, or even the mind, you will find that all of you is affected by the work.

Improvements in sperm concentration and motility were observed after 30 infertile study participants took part in a 30-day trial of lycopene supplementation. While the amount of watermelon needed to elicit similar effects has not been determined, whole fruit generally contains a variety of synergistic compounds that help to support delivery mechanisms. it appears that another watermelon compound - the amino acid citrulline - may function as a natural alternative to Viagra. While lycopene is found in the red flesh of the watermelon, citrulline is most highly concentrated in the rind. Promotion of sexual health goes hand in hand with prevention of sexually transmitted diseases. But while most sexual health campaigns focus on modifying sexual activity per se, very little is said about the role of diet in reducing the frequency and severity of STD outbreaks. When you consider that lowered resistance can trigger attacks of certain STDs, like genital herpes, it makes sense that immune-boosting foods might also help protect against viral eruptions. New research suggests that eating veggies like broccoli might halt herpes flare-ups. A study done at the Northeastern Ohio Universities College of Medicine found that indole-3-carbinol - a compound found in cruciferous veggies such as broccoli, brussels sprouts, cauliflower and cabbage - kept the herpes virus in hibernation during lab experiments (clinical studies would be needed to confirm the in vivo benefit for humans). Lysine is another compound that may inhibit herpes viral activity.

Soybeans, cooked and raw, are a super source of lysine. Lima beans also are loaded. While more than a million people acquire herpes annually, five times that number will become infected with human papilloma virus. Once again, prevention is the key to putting a cap on such stats, but given that HPV is considered the most common STD in the United States, it's worth noting that for those already exposed to the virus, diet can make a difference. Women who eat the most veggies are 50 percent less likely to have persistent HPV infections - thus reducing their risk of cervical cancer and infertility. While vegetables are more protective than fruits and juices, lycopene-rich foods like tomatoes and watermelon have the highest benefit. As long as we've broached the subject of diet and reproductive health, keep in mind that low-carb diets also could reduce a woman's chances of becoming pregnant. Animal studies conducted at the Colorado Center for Reproductive Medicine found that even a "moderately" high protein diet could prevent an embryo from attaching to the wall of the womb or hinder its early development. Though further research will be needed to show that the same effect may be responsible for fertility impedance among humans, the findings suggest that women's protein intake should be less than 20 percent of overall calorie consumption during efforts to conceive. Moreover, given the role of folic acid in preventing neural tube defects, Mother Earth's bounty of folate-rich fruits and veggies should be first on the menu of all mothers-to-be. Developing routines creating rituals

Routines and rituals are important for the well-being and health of every member of a family, especially in light of the high demands placed on both parents. According to a compilation of 50 years of research on families, routines are a method of organizing family life, sharing burdens and reducing stress. The review of the research in the American Psychological Association's (APA) Journal of Family Psychology, found that families with strong routines correlated with marital satisfaction, adolescents' sense of personal identity, children's health, academic achievement and stronger family relationships. Psychologist Barbara H. Fiese, Ph. D., states that "Routines involve instrumental communication conveying information that 'this is what needs to be done' and involve a momentary time commitment so that once the act is completed, there is little, if any, afterthought." The key here is the “little, if any, afterthought!” I love to cook, and preparing my family a meal every evening is not difficult. However, not everyone enjoys food preparation or putting the energy into thinking about preparing food. To change cooking from drudgery to an exciting experience routines that require as little thinking energy as possible are needed. Creating Rituals Ensuring everyone sits down together for at least five dinners a night is a routine that can provide incredible benefits. Kids can share the events of their day, discussions on current issues can expand everyone’s thoughts and the enjoyment of sharing good food together can create harmony and balance. Once a routine becomes a consistent event it has the potential to develop into a ritual and according to Fiesse, “Rituals, … involve symbolic communication and convey 'this is who we are' as a group and provide continuity in meaning across generations. Also, there is often an emotional imprint where once the act is completed, the individual may replay it in memory to recapture some of the positive experience.” Once dinnertime becomes an enjoyable routine the ritual of eating together changes from a chore to an enjoyable experience for everyone, including the cook. My family has several strategies for encouraging a routine and ritual around dinnertime. Our favourite is the long standing rummy or hearts game. Whenever we eat dinner together we play at least 8 hands, keeping score and adding it to the previous nights wins. We are hoping to go for a Guinness Book of World Records, longest continual game of rummy or hearts! Other activities for enhancing everyone’s enjoyment of dinnertime are as follows: For younger children: Get the younger children involved in the meal by having them decorate napkin rings. Use empty toilet paper rolls, cut in half and have your child colour or paint them. If they are old enough have them write the individuals names on them. Right after dinner, before homework or chores, have an older sibling or adult read a short story. It’s great motivation for your child to finish dinner! Have every family member bring a joke to share during dinner. For older children and teens: Have each child share a new word. Initially, everyone has to guess at its meaning and this can be quite humourous. The child then shares the definition and everyone uses it in a sentence. Create your own “Jeopardy!” game. Everyone comes to the table with a answer and people guess the question. For example; “This city is the name of a queen and a city.” The answer would be; “What is Victoria?” Games like Brain Quest have questions already prepared if you find it challenging coming up with answers and just want to ask straight questions. Have a crazy dinner night once a month. Invite grandparents or family friends. Everyone dresses up and dinner is all mixed up. Dessert first, purple pasta, flowers sprinkled on the spaghetti sauce, etc. On a more academic note have each child or adult bring a current issue to dinner and open a discussion about it. Ask questions and encourage creative thinking. Play games during dinner. We set a ‘Lazy Susan’ in the center of the table and twirl it so each person can see the game board properly. Wood carving is a form of working wood and in this case by using only hand tools. No power tools are used in this process. The Carvers work from actual aircraft drawing ensuring that the final carved body is an exact scale replica of the original aircraft. Puttying / Varnishing Once the model has been carved, several coats of putty are applied to create a very smooth, flawless finish prior to painting. Varnish is a finish applied to the wood in order to provide a clear, hard, durable, protective finish. The varnish is usually a combination of a drying oil, a resin and a thinner or solvent. As opposed to paint, which contains pigment, and is opaque, varnish has little or no color, and is transparent. After being applied the varnish hardens either by evaporation of a solvent, or by a chemical reaction. Oil varnish drying time depends on the ratios of oil to resin and turpentine and may be sped up by exposure to UV light. Artwork Color schemes are applied by hand or air brush, following the details or pictures supplied. After carefully painting the aircraft body and wings the artist then finely paints the intricate detail of the aircraft in the areas of the flight control surfaces, doors, windows and cargo hatches, engine cowlings, undercarriage and very importantly the very prominent “tail fin” or empennage of the aircraft. No detail is spared, even the inside of the engine cowlings are carefully finished and are complemented by authentic looking, in the case of jet engines, fan blades. Even propellers are also carved out of solid wood and finally finished by the artist.
